The owner of the former Caples property on Pleasant Grove Road has a development plan for a major subdivision. The property contains several parcels and is located within the Piney Run Rural Legacy Area. The number of actual density units and buildable lots is the subject of discussions among the owner, concerned neighbors, and the VPC staff. The current development plan calls for four lots on oblong parcel fronting the Pleasant Grove Road and also includes an easement for a driveway that could provide access to future lots on the large, rear parcels. The plan would require a reconfiguration of the front lots and this would require county approval. The parties are currently discussing possible scenarios to reduce the number of dwellings and permanently preserve valuable farmland on the site.
